Privacy Policy

This policy explains how Scott Morton and Vanguard Properties ("we", "us") handle information collected through Community Update (community.scottmortonsf.com) and our Community Update text messages.

What we collect

• What you give us in the Community Update request form (including forms on Facebook and Instagram): your property address, answers to a few short questions (such as whether you own the home and whether you plan to move), your name, mobile number, email address and any note you add.
• Your replies to our text messages, including requests to stop messages.
• Basic technical information your browser sends (such as device type and pages viewed). The page stores a small note in your browser so you are not asked for the same information twice.

How we use it

• To send you the Community Update you asked for and to answer your questions about your home and your neighborhood.
• To follow up with you by the method you choose (text, call or email) when you have agreed to be contacted.
• To keep records of your consent and your opt-out choices.

Text messaging and your mobile number

We do not sell, rent or share your mobile phone number or text messaging consent with third parties or affiliates for their marketing or promotional purposes. Mobile information and SMS opt-in data are never shared with third parties for marketing. We only share information with service providers who help us operate the service (for example, our CRM and text messaging providers), and only so they can provide that service to us.

You can stop text messages at any time by replying STOP. Reply HELP for help. See our Terms for details.

Address lookup

When you type your address, suggestions may be provided by Google Maps Platform. Use of that feature is subject to the Google Privacy Policy.

Forms on Facebook and Instagram

If you request a Community Update through a form on Facebook or Instagram, Meta shares the answers you submit with us. Meta's own handling of your data is covered by the Meta Privacy Policy.

Sharing

We do not sell your personal information. We may share information when required by law, or with service providers who work on our behalf under confidentiality obligations.

Your choices

You can ask us to access, correct or delete the information we hold about you, or to stop contacting you, by emailing or calling us using the details below. California residents may have additional rights under the California Consumer Privacy Act, and we will honor verified requests.

Keeping information safe

We use reasonable safeguards to protect your information. No method of transmission or storage is completely secure.
